The starting point

A great location held back by a dated, disconnected interior.

The property offered strong schools, access to Northern Virginia job centers, and a roughly 25-minute drive to Washington, D.C. But the kitchen was closed off, the bathrooms felt tired, and the finishes did not match how the next buyer would want the home to feel.

I lived in the home throughout the renovation, which helped me improve both daily function and eventual resale appeal.

The strategy

Make the square footage feel larger. Make the details feel intentional.

Open the kitchen.

Remove the wall to the dining room and add an 8-by-4 island that changed how the home handled everyday life and entertaining.

Finish overlooked space.

Insulate and heat the laundry room, then add a glass door to borrow light and turn it into usable finished area.

Modernize what buyers touch.

Refresh the bathrooms, doors, hardware, lighting, and exterior color while leaving the basement bedroom-and-bath opportunity for a future owner.

A live-in renovation that returned value without trying to do everything.

The home sold in 2024 for $855K after approximately $85K in improvements. Unexpected rodent damage required the attic insulation to be removed, replaced, and encapsulated, but the strategy stayed focused on changes buyers would experience every day.
